Paga Consulting manages residential rental properties on Montréal’s South Shore and in the greater Montréal area — leasing, tenant relations, rent administration, and property care, handled privately and personally.
The Paga Consulting application
What our app does, and why it requests access to Google data
Paga Consulting operates a private web application, available at manage.pagaconsulting.com, that our administrators use to run our rental properties day to day. Access is limited to Paga Consulting staff; it is not a consumer app.
What the app does
- Rent tracking — records rent payments for each lease and shows which months are paid, partially paid, or still pending.
- Tenant communications — keeps the history of emails and text messages exchanged with tenants and contractors, organized by property and unit.
- Leases and contacts — stores lease terms, rent increases, tenant contact details, and related documents.
- Maintenance and expenses — tracks repair requests and property expenses.
Why the app requests access to Gmail
The app connects only to Gmail inboxes owned by Paga Consulting, and uses two permissions:
- Read email — to detect rent payment notifications (Interac e-Transfer and SingleKey) and record each payment against the right lease, and to file tenancy-related correspondence under the right tenant and unit.
- Send email — so administrators can email tenants from within the app, with a copy saved to that tenant’s communication history.
Data obtained through Gmail is used only for these features. It is never sold, never shared for advertising, and never used to train general-purpose AI models. Our use of information received from Google APIs adheres to the Google API Services User Data Policy, including the Limited Use requirements. Full details are in our Privacy Policy.
Privacy Policy
Effective date: September 13, 2026
Paga Consulting (“we”, “us”) provides residential property management services in Québec, Canada, including the web applications hosted on pagaconsulting.com and its subdomains (the “Services”). This policy explains what personal information we collect, how we use it, and the choices you have. We are committed to complying with applicable privacy laws, including Québec’s Act respecting the protection of personal information in the private sector (as amended by Law 25) and Canada’s PIPEDA.
Information we collect
- Contact information — name, email address, phone number, and mailing address of tenants, applicants, guarantors, and vendors.
- Tenancy and payment records — lease details, rent amounts, and records of rent payments (including payer name, amount, and date from Interac e-Transfer and SingleKey payment notifications). We do not collect or store bank account numbers or payment card numbers.
- Communications — emails, SMS messages, and call or meeting notes exchanged with us in the course of managing a tenancy.
- Documents — leases, notices, and related documents you provide.
- Technical data — authentication cookies and basic logs required to operate and secure the Services.
How we use information
- Managing leases, rent collection, and payment tracking;
- Communicating with tenants and vendors about tenancies, maintenance, and repairs;
- Keeping accurate accounting and legal records;
- Meeting legal obligations (e.g., Tribunal administratif du logement processes, tax law);
- Securing and improving the Services.
We do not sell or rent personal information, and we do not use it for third-party advertising.
Google user data
Our Services connect to Gmail accounts owned by Paga Consulting through the Gmail API in order to read incoming payment notifications and tenancy-related correspondence and to send emails on our behalf. Google user data accessed this way is used only to provide these property-management features, is stored securely, and is never sold or used for advertising.
Paga Consulting’s use and transfer of information received from Google APIs adheres to the Google API Services User Data Policy, including the Limited Use requirements.
SMS messaging
With your consent, we send transactional SMS messages related to your tenancy (for example, maintenance notices or payment reminders) through our messaging provider. Message and data rates may apply. Message frequency varies with tenancy activity. Reply STOP at any time to stop receiving SMS from us, or HELP for help. SMS consent and phone numbers are never sold or shared with third parties for their own marketing.
Service providers
We use a small number of processors to operate the Services:
- Supabase (database and authentication hosting);
- Vercel (application hosting);
- Google (email);
- Twilio (SMS delivery);
- SingleKey (rent collection, where a tenant has enrolled).
These providers process data on our instructions and may store it on servers located outside Québec, including in the United States. We limit what each provider receives to what its function requires.
Retention
We keep tenancy, payment, and communication records for as long as needed to manage the tenancy and to meet legal and accounting retention obligations, after which they are deleted or anonymized.
Security
Access to the Services is restricted to authenticated administrators. Data is encrypted in transit, and database access is protected by row-level security and scoped credentials. No method of storage is 100% secure; in the event of a confidentiality incident involving personal information we will act in accordance with Québec law, including notifying affected persons and the Commission d’accès à l’information where required.
Your rights
You may request access to, correction of, or deletion of your personal information, and may withdraw consent where processing relies on it, through our contact form. The person in charge of the protection of personal information (responsable de la protection des renseignements personnels) is the president of Paga Consulting, reachable through the same form.
Changes
We may update this policy from time to time. The effective date above reflects the latest revision; material changes will be posted on this page.
Terms of Service

These terms govern the use of the websites and web applications operated by Paga Consulting (“we”, “us”) on pagaconsulting.com and its subdomains (the “Services”). By accessing or using the Services you agree to these terms. If you do not agree, do not use the Services.
1. The Services

Parts of the Services are restricted to authorized administrators; other parts (such as application forms) may be made available to tenants and applicants.
2. Accounts and access
Access credentials are personal. You are responsible for keeping your credentials confidential and for all activity under your account. We may suspend or revoke access to protect the Services or the data they contain.
3. Acceptable use
- Do not use the Services for any unlawful purpose;
- Do not attempt to access data or accounts that are not yours;
- Do not probe, disrupt, or overload the Services or their infrastructure;

4. Communications
By providing your email address or phone number in connection with a tenancy or application, you consent to receiving tenancy-related email and SMS communications from us. Reply STOP to any SMS to withdraw SMS consent; message and data rates may apply. See our Privacy Policy for how communications are processed and stored.
5. Rent and payment information
Payment records displayed in the Services are for information and bookkeeping purposes. They do not replace official receipts, the lease, or the parties’ obligations under Québec law. In case of discrepancy between the Services and the signed lease or applicable law, the lease and the law prevail.
6. Intellectual property
The Services, including their software, design, and content (other than content you submit), are owned by or licensed to Paga Consulting and are protected by applicable intellectual-property laws. You receive only a limited, revocable, non-transferable right to use the Services as intended.

8. Limitation of liability
To the maximum extent permitted by applicable law, Paga Consulting is not liable for indirect, incidental, consequential, or punitive damages arising from the use of, or inability to use, the Services. Nothing in these terms limits liability that cannot be limited under Québec law, nor the parties’ rights and obligations under a residential lease or before the Tribunal administratif du logement.
9. Changes
We may modify the Services or these terms at any time. The effective date above reflects the latest revision; continued use of the Services after changes are posted constitutes acceptance.
10. Governing law
These terms are governed by the laws of the Province of Québec and the federal laws of Canada applicable therein. Any dispute shall be subject to the exclusive jurisdiction of the courts of Québec, judicial district where Paga Consulting has its head office, except where the Tribunal administratif du logement has jurisdiction.
